Set My Price High?

Set My Price High?

If you’re putting your home on the market, especially if you live in an area where prices are going up and buyers are competing for homes, you may be tempted to try listing it at a high price just to see if you can get it. Don’t do it.

Pricing your home appropriately from the beginning is critical to getting it sold quickly and at the best price. Research shows that overpricing your home and then dropping the price several times while it languishes on the market usually leads to selling it at a much lower price than what you originally should have asked for it.

Serious buyers look in the price range determined by their down payment and monthly payment comfort zone. A buyer who is seriously looking soon becomes very knowledgeable in their price range. If you price your home too high, some potential buyers won’t want to look at it at all, while others will simply walk away without making an offer.

Staying on the market for a long period, you lose the freshness of the home's appeal and the house can become “shop worn”. Many times an agent will use an overpriced home as a closing tool to sell another home. They say “If you like this property, you will love the next home that is $10,000 less!”

To obtain proper market exposure, it is essential to be competitive in price, terms and condition with other properties that are selling in the area. If you are a serious seller, price your house at market value and you will attract serious buyers. You will stand a much better chance of getting full price and your home will sell faster. Often this places you in the favorable position of having more than one buyer interested in your house.

Price your house right the first time! You will have greater peace-of-mind and less frustration selling your home….so you can “move on” with your life!
