Home Pre-Inspection!

Almost every buyer for your home will choose to have a state licensed inspector look over your home during their “option-period”. During this time a buyer can simply walk away from the contract. To reduce that risk, unless you have a newer home, we recommend having your home pre-inspected to check the homes vital systems. Finding out the hidden problems with your home and correcting them in advance allows you to sell your home in confidence. The last thing you want is to have a deal fall through because of an unknown problem.
Your inspection will include:

  • Foundation and Structures-Proper drainage and ventilation, evidence of water seepage.
  • Exterior Siding, Windows and Doors-Exterior walls, windows and doors; porches and balconies; garage.
  • Lot and landscaping-Ground slope away from foundation, condition of walks, steps and driveway.
  • Roof-Roof type, material and condition; condition of gutters and downspouts.
  • Interior Plumbing System-Hot and cold water system; the waste system and sewage disposal; water pressure and flow; hot water equipment.
  • Electrical System-Type of service, the number of circuits, type of protection, outlet grounding, and the load balance.
  • Central Cooling/Heating System-Energy source, type of cooling equipment, capacity and distribution.
  • Interior Walls, Ceilings, Floors, Windows and Doors-Walls, floors, ceilings, stairways, cabinets and counter tops.
  • Appliances-Includes a wide range of built in appliances and the smoke detectors.
  • Attic-Structural, insulation, and ventilation.
  • Fireplace-Chimney, damper, caps and masonry.
  • Garage-Doors, walls, floor and opener.

NOTE: If your pre-inspection does uncover problems and you elect NOT to fix them, you will have to disclose this to all potential buyers.
